One of the most common questions we get is: 'What actually happens during the survey, and why is it free?' It's a fair question — particularly in a market where some operators have used 'free surveys' as a foot in the door for high-pressure sales tactics.

This post explains exactly what EcoTrust's survey involves, what you'll know by the end of it, and why there's genuinely no obligation.

What Is the Purpose of the Survey?

The survey exists because spray foam removal cannot be accurately quoted without seeing the property. The type of foam, the extent of coverage, the condition of the timbers, the accessibility of the loft, and the specific lender requirements all affect the scope and cost of the work.

A company that quotes you without a survey is either guessing or padding the price to protect themselves. We'd rather survey the property properly and give you a number we can stand behind.

What Happens During the Survey?

1. Initial Discussion (10–15 minutes)

When the EcoTrust surveyor arrives, they'll start by understanding your specific situation. Are you trying to remortgage? Is your house sale at risk? Have you already received a refusal from a lender? Which lender? This matters because different lenders have slightly different documentation requirements for removal certificates, and knowing upfront means the completion report is formatted correctly from the start.

2. Loft Inspection (20–30 minutes)

The surveyor will access the loft and carry out a full inspection. This includes identifying the type of foam (open or closed cell), the extent of coverage, any visible areas of concern in the underlying timbers, the condition of the roof structure, and the access points that will be used during removal.

The inspection is thorough — not a quick look followed by a sales pitch. If there are any issues beyond the foam itself that you should know about, the surveyor will flag them honestly.

3. Written Report and Fixed Quote

Within 48 hours of the survey, you'll receive a written report summarising the findings and a fixed-price quote for removal. Fixed price means what it says — the quote is what you pay, regardless of any minor variations in the scope of work. The only exception is if the survey has missed something significant that could not reasonably have been identified without destructive investigation.

You will never receive a call from EcoTrust pressuring you to accept the quote. The written quote is yours to review, get a second opinion on, and decide in your own time.

The survey is free because we believe the homeowner should understand exactly what they're dealing with before committing to anything. It is also good business — a proper survey means we quote accurately, the work goes smoothly, and the customer knows what to expect.
