Spray Foam Removal
Clear answers on removal, reporting and protecting your sale.
What is spray foam insulation and why is it a problem?
Spray foam is insulation applied directly to roof surfaces. It can restrict inspection and ventilation, so surveyors and lenders may treat it as a risk.
What's the difference between open-cell and closed-cell spray foam?
Open-cell foam is softer and more vapour-permeable; closed-cell foam is denser and harder to remove. The type, thickness and location determine the removal method.
Why do mortgage lenders refuse properties with spray foam?
Many lenders cannot assess roof condition or future repair risk through bonded foam. Their decision is based on the survey and lending policy, not a blanket rule.
Will removing the spray foam make my property mortgageable again?
Removal can make the roof accessible for inspection again. Mortgage approval remains the lender’s decision, but clear evidence of removal helps the process.
How much does spray foam removal cost?
Indicative costs often start around £2,000 and can exceed £8,000 for larger or complex roofs. Loft area, foam type, access, timber condition and re-insulation all affect the fixed quote.
How long does spray foam removal take?
Most domestic removals take one to three days. Larger lofts, difficult access or remedial timber work can extend that programme.
How is spray foam removed?
We inspect, protect the work area, remove foam carefully in sections and check exposed timbers. The exact approach is set after the survey.
Will removal damage my roof timbers, felt or tiles?
Careful removal is designed to protect the roof structure. We explain any existing defects or unavoidable limitations before work starts.
What if spray foam has caused timber damage or damp?
We identify visible timber and moisture issues once the roof is exposed. We then provide clear repair options before carrying out additional work.
Do you remove roofing felt as well?
We remove only what the agreed scope requires. If felt is damaged or unsuitable, we explain the options and price any replacement separately.
What paperwork do I get on completion?
You receive completion information and photographs where appropriate. The pack records what was found, what was removed and the works completed.
What is a Mortgage Approval Certificate or Evidence Pack?
It is a documented evidence pack, not a lender guarantee. It typically includes survey findings, photographs, scope, completion records and relevant material details.
Do I need to move out or clear my loft first?
You normally do not need to move out. Please remove stored belongings from the loft and give us safe access before the team arrives.
Do you remove foam from cellars, garages and outbuildings?
Yes, where access and the substrate make removal appropriate. We assess each space during the free survey.
What does RICS guidance say about spray foam?
RICS guidance stresses that surveyors need enough information to assess roof condition and ventilation. We work in line with that practical need for visible, documented evidence.
How do I know a removal company is legitimate?
Ask for insurance, written scope, references and a clear completion record. A proper contractor will explain risks and price before starting.
Loft Insulation
Practical guidance on safe, efficient re-insulation.
What insulation do you install after spray foam removal?
We recommend the material that suits the roof construction and ventilation plan. Mineral wool is common, while sheep wool can suit selected projects.
How thick should loft insulation be?
For a typical cold loft, 270–300mm is the current practical target. The final depth depends on the existing structure and usable loft requirements.
What is the difference between mineral wool and sheep wool?
Mineral wool is widely used, cost-effective and non-combustible. Sheep wool is natural and moisture-buffering but usually costs more.
Do you remove old or damaged insulation?
Yes, where old insulation is wet, contaminated, compressed or stopping a proper installation. We include disposal in the agreed scope.
Can you insulate around pipework, cables and downlights safely?
Yes, with suitable clearances and protection. We never bury heat sources or block access points without addressing them correctly.
What are spotlight protection caps?
They are protective covers that maintain a safe air gap around recessed lights. They help prevent insulation touching fittings that need ventilation.
Do you maintain eaves ventilation gaps?
Yes. Ventilation paths at the eaves must stay clear to reduce condensation risk.
What is raised loft boarding?
Raised boarding sits above the insulation instead of compressing it. This preserves thermal performance and keeps storage practical.
What are loft legs and why do you use them?
Loft legs raise boards above the insulation layer. They avoid flattening the insulation and help maintain the target depth.
Can you install a new loft hatch or ladder?
Yes, where the opening and access route are suitable. We can include this in the survey scope.
How much does loft insulation cost?
Simple top-ups may be a few hundred pounds; full removal, ventilation work and raised boarding cost more. Your free survey provides a fixed price.
How long does installation take?
Most loft insulation installations take one day. Larger lofts or added boarding and hatch work can take longer.
How much will loft insulation save?
Savings vary with heat loss, energy tariff and existing insulation. Properly upgrading a poorly insulated loft can make a noticeable reduction in heating demand.
Will you clean up and take old insulation away?
Yes. We remove agreed waste and leave the work area tidy at completion.
Damp Proofing
Diagnosis first, then only the remedial work your property needs.
What is the difference between rising damp, penetrating damp and condensation?
Rising damp comes up through masonry, penetrating damp enters from outside, and condensation forms from humid air on cold surfaces. Each has a different remedy.
How do you diagnose which type of damp I have?
We inspect the pattern, building fabric, ventilation and moisture sources. A diagnosis should be evidence-led, not based on a single meter reading.
How much does damp proofing cost?
Targeted repairs may cost hundreds, while wider treatment and replastering cost more. We survey first and give a fixed quote for the recommended work.
How long does a damp proof course last?
A correctly specified damp proof course is intended to be long-lasting. Its performance also depends on external ground levels, drainage and surrounding repairs.
Will damp affect my mortgage or house sale?
It can affect a survey valuation or buyer confidence if unresolved. Clear diagnosis and documented repairs help explain the property’s condition.
Can spray foam cause damp or condensation?
Poor ventilation around a foam-insulated roof can contribute to condensation risk. The cause must be inspected rather than assumed.
Do you replaster after damp treatment?
Where treatment affects internal finishes, replastering can be included. We explain drying times and finish options before work begins.
How long does damp treatment take to dry out?
The treatment itself can be quick; wall drying takes longer. Drying time depends on wall thickness, moisture load, ventilation and weather.
What qualifications do your damp specialists hold?
Our team works within its demonstrated experience and scope. We explain who will inspect and carry out the recommended works before you commit.
Mortgages, Surveys & Selling Your Home
Steps to take when a survey or lender has raised a concern.
My buyer's mortgage was refused because of spray foam — what do I do now?
Start with the survey comments and speak to your lender or broker. We can survey the foam and set out a documented removal scope if that is the practical route.
My surveyor flagged spray foam as a defect — is my sale dead?
No. A flag is not automatically the end of a sale. It means the roof needs clearer assessment or remedial action.
Can I remortgage a property that has spray foam?
Some applications are declined or delayed because of it. Your lender and surveyor decide, but accessible roof structure and good documentation improve the evidence available.
Which lenders refuse properties with spray foam?
Policies change and differ by case, so we do not publish a fixed lender list. Your broker can confirm the current approach for your product.
Will your documentation satisfy my lender and surveyor?
We provide evidence of the work completed to the standard lenders and surveyors expect. Acceptance remains with the individual lender and surveyor.
How quickly can you complete removal if my sale is at risk?
We assess urgency at the survey and provide the earliest realistic programme. Fast-track options depend on access, scope and existing bookings.
Does removal guarantee mortgage approval?
No. Removal does not guarantee lending. It removes one barrier and gives the lender clearer information on roof condition.
Do estate agents and solicitors accept your reports?
They can use our completion information as part of the sale file. Your solicitor, buyer and lender decide what evidence they need.
EPC Ratings & Energy Efficiency
How removal, insulation and evidence affect energy performance.
Does spray foam insulation improve my EPC rating?
It can improve calculated heat retention, but only when assessors can verify the construction and insulation details. A high EPC score does not remove a lender’s survey concerns.
Why cannot a surveyor assess my roof properly through spray foam?
Foam can hide timbers, felt and fixings from view. Surveyors may be unable to judge condition, damp or ventilation without access to those elements.
How much will new loft insulation improve my EPC rating?
The change depends on your home’s starting point and the EPC assessor’s evidence. Moving from little insulation to a proper loft depth can make a meaningful difference.
What EPC rating do I need to rent my property?
Most privately rented homes in England and Wales need an EPC rating of E or above under MEES, subject to exemptions. Requirements can change, so check current guidance before letting.
Does removing spray foam lower my EPC rating?
Removal may reduce insulation until replacement is installed. We can plan compliant re-insulation so the roof space is protected again.
Will better insulation reduce my energy bills?
Yes, reducing loft heat loss can lower the energy needed to heat your home. The amount depends on your home, controls, fuel and existing insulation.
Do I need a new EPC after insulation work?
You do not always have to obtain one immediately, but a new EPC records the upgrade for a sale, let or future assessment.
