The problem

The loft had open cell spray foam on the underside of the roof. Our surveyor measured 40m² of foam, with a temporary membrane that also had to come out.

With foam covering the rafters and the underside of the roof, their condition could not be checked, and many lenders and surveyors are cautious about spray foam for that reason. The homeowner cleared their belongings from the loft before we started.

What we did

  1. Free survey: measured 40m² of open cell foam and the temporary membrane, and agreed a fixed written price.
  2. Removed the open cell foam from between the rafters across the whole roof.
  3. Took out the temporary membrane.
  4. Took moisture readings on the exposed rafters.
  5. Bagged all the removed foam and took it away.

The result

The 40m² of open cell foam is gone, so the rafters, purlins and the underside of the roof are on show and can be inspected. The job was planned as one day on site.

The homeowner has a Certificate of Removal for the spray foam, and the work is covered by EcoTrust's 10-year guarantee.
