In most cases we can survey within a few days and give you a written price the same day. Removal is usually one to three days depending on how much foam is up there and how it was applied.

Two reasons. With foam in place nobody can inspect the timbers, battens or felt, so the condition of the roof is unknown. And foam sprayed to the underside of the roof usually seals the eaves, so the loft stops ventilating and moisture has nowhere to go.

Closed cell foam bonds hard, so removal is slow physical work. Done by hand it comes back to sound timber. If the felt underneath has already failed we tell you at survey, not halfway through.

No, and anyone offering to is not solving your problem. A partial removal leaves the roof partly uninspectable, which is what the lender objected to.

Yes. A Certificate of Removal, a written scope of works and dated photographs of the cleared roof. Nobody can promise what a surveyor decides, but that is what they ask to see.

Current guidance is around 270–300mm of mineral wool. Many lofts we open have 100mm from when the house was built, about a third of what it should be.

Sometimes that is fine and we will say so. But if the old material is compressed, damp or full of debris, covering it buys depth on paper and very little in the rooms below.

Not directly onto the joists. A joist is about 100mm deep and the insulation should be 270–300mm, so boards laid straight on top compress it and create cold spots. We raise the deck on legs instead.

A straightforward loft is a day. If the old insulation has to come out first, or the loft is part boarded, allow a day and a half.

It is filthy work, so we sheet the route from the front door to the hatch, bag everything in the loft rather than dropping it, and hoover afterwards.

By looking outside as well as inside. A tide mark under a metre with salt staining behaves differently from a patch that tracks the weather, or mould that appears in cold corners. Those are three different problems with three different fixes.

New plaster needs to dry out properly, typically several weeks depending on the room and time of year. Painting too early traps moisture and it comes back through.
