The foam had been sprayed straight onto the underside of the roof covering, across the full slope. That is the arrangement surveyors object to: with the foam in place, nobody can see the timbers, the battens or the felt behind it, so the condition of the roof cannot be signed off either way.
It also closed off the ventilation path at the eaves. Once air cannot move through a roof space, moisture has nowhere to go.
The foam was taken off by hand across the whole 50m² of roof slope, working down to the timbers and clearing the eaves so air could move through the loft again. Everything came out in bags rather than being dropped into the loft, and the space was cleaned down at the end of each day.
With the structure exposed and the ventilation reopened, the loft was reinsulated to 300mm with mineral wool.
Five working days from start to finish. The roof structure is visible and can be inspected, the ventilation path is clear, and the insulation is at current depth.
The work carries a 10-year workmanship guarantee, and the loft was surveyable again in time for the homeowner’s sale to move forward.
