What it involves
Spray foam was sold hard for about a decade, often as a cheaper alternative to a re-roof. The problem now is not the foam itself so much as what it hides: once it is sprayed across the underside of the roof, nobody can see the timbers, the battens or the felt behind it.
A surveyor cannot sign off a roof they cannot inspect. That is why the mortgage stops, and why painting over the problem is not an option. Our guide to spray foam surveys and what lenders look for goes through it in more detail.
Why lenders object
Two things worry a lender. The first is inspection: with foam in place the condition of the roof structure is unknown, so the valuation carries a risk nobody can price.
The second is ventilation. Foam applied to the underside of the roof usually seals the eaves. Air stops moving through the loft, and moisture that used to vent out has nowhere to go. Left long enough that is a timber problem as well as a paperwork one.

The things everyone asks
My lender has flagged spray foam. How fast can you move?
In most cases we can survey within a few days and give you a written price the same day. Removal itself is usually one to three days depending on how much foam is up there and how it was applied. Your evidence pack comes at the end, which is what the surveyor has been waiting on.
Will removal damage the roof?
Closed cell foam bonds hard to whatever it was sprayed onto, so removal is slow, physical work. Done by hand it comes back to sound timber. If the felt underneath has already failed we will tell you at survey rather than halfway through the job.
Can you just remove some of it?
No, and anyone who offers to is not solving your problem. A partial removal leaves the roof partly uninspectable, which is exactly what the lender objected to.
Do I need to move out?
No. The work is in the loft, access is through the hatch, and everything between the front door and the hatch gets sheeted before anyone goes up.
Will your paperwork satisfy my surveyor?
Nobody can promise what a surveyor decides, and be wary of anyone who does. What we give you is what they ask to see: dated photographs of the cleared roof, a written scope of works and the Certificate of Removal.
What if the foam is not actually the problem?
Then we will say so. We would rather lose the job than sell you work you do not need.
