Spray foam, loft insulation and damp in Cornwall homes

Cornwall's older homes are built from what came out of the ground. Granite is everywhere, from cottages to chapels, alongside local slate for roofs and the slate hung walls you see on exposed gable ends. Truro, the county's only city, has elegant Georgian streets such as Lemon Street around its cathedral. Falmouth grew around its harbour with terraces climbing the hill, and St Austell's growth came with the china clay industry, leaving rows of stone and rendered workers' cottages.

Newer housing is spread around the main towns. Newquay has Victorian and Edwardian hotels and villas near the cliffs, with large modern estates and holiday homes behind them. Truro, Falmouth and St Austell all have post-war estates, and Cornwall also has non-traditional post-war concrete houses, including the Cornish Unit type. These all need checking carefully before any insulation goes in, and many have thin or squashed loft insulation.

No county in England is more exposed to Atlantic weather. Wind driven rain and salt spray hit the north coast at Newquay hard, and even the sheltered south coast at Falmouth gets long wet spells. Solid granite and stone walls soak up water, and cement render or hard pointing traps it inside. Condensation is common in older cottages with small windows and little ventilation. We find the source of damp first, and our damp proofing carries a 25 year insurance backed guarantee.

Spray foam has been sold widely in Cornwall as a cure for draughty slate roofs, but it glues to the timbers and can hold moisture against them in a climate this damp. Many lenders and surveyors are cautious about spray foam, so it often comes up when people sell or remortgage. We remove it by hand, clean the timbers back and issue a Certificate of Removal with a 10 year guarantee. For lofts we lay Knauf mineral wool to 300mm.

Why do granite cottages in Cornwall get damp?

Granite itself does not soak up much water, but the lime mortar and rubble core of old walls do. Cement render, hard pointing, blocked gutters and raised ground levels stop the wall drying out. Small windows and poor ventilation add condensation. We find the real cause first and fix that.

Is spray foam a problem under a Cornish slate roof?

It can be. Slate roofs were built to breathe, and foam glued to the underside traps moisture against the battens and rafters. Many lenders and surveyors are cautious about spray foam. We remove it by hand, clean the timbers back and give you a Certificate of Removal and a 10 year guarantee.

Can you insulate a non-traditional concrete house in Cornwall?

Often the loft can still be insulated, but these homes need checking first because of how they were built. We look at the roof structure, ventilation and any signs of damp at the survey and tell you plainly what is and is not sensible before quoting for any work.

Does coastal weather affect loft insulation in Newquay and Falmouth?

Yes. Strong winds push rain and damp air into roof spaces, so ventilation matters as much as insulation. We lay Knauf mineral wool to 300mm, keep the eaves clear so air can move, and fit raised boarding so stored items do not crush the insulation. Insulation comes with a 10 year guarantee.

What happens at a free survey in Cornwall?

We check the loft, the roof timbers, any spray foam and any damp walls, take photos and explain what we find in plain English. Then you get a written price, with no pressure and no obligation. Surveys for spray foam removal and loft insulation are free. If nothing needs doing, we will say so.
