Spray foam, loft insulation and damp in Swindon homes
Swindon's housing tells the story of the railway. The Railway Village, built by the Great Western Railway in the 19th century for its workers, is a conservation area of small limestone terraced cottages. Around it, Rodbourne, Gorse Hill and Broadgreen filled with Victorian and Edwardian brick terraces. Old Town, up on the hill, is older again, with Georgian and Victorian houses around the High Street.
After the war Swindon grew fast. Estates such as Penhill, Walcot and Park North went up in the 1950s and 60s, followed by West Swindon at Toothill, Freshbrook and Shaw, then the Northern Sector at Abbey Meads, Haydon Wick and Redhouse. That gives Swindon a huge stock of semis, terraces and townhouses with lofts that are easy to reach and easy to improve.
In those homes the usual issue is loft insulation that has been squashed flat by storage or never topped up. Spray foam is also sold as an upgrade for draughty or unfelted roofs. It hides the timbers, can trap condensation, and many lenders and surveyors are cautious about spray foam, which can hold up a sale. We remove it by hand and give you photos and paperwork for your surveyor.
Older Swindon homes have solid brick or stone walls, and damp in Victorian terraces and Railway Village cottages is usually down to blocked gutters, leaking downpipes, bridged damp courses or cement render. We trace it to the cause rather than reaching straight for chemical treatments. In the Railway Village and Old Town conservation areas we use breathable materials that suit the building.

Questions we get in Swindon
Do you cover all of Swindon?
Yes. We cover Swindon across SN1 to SN5 and SN25, from Old Town and the Railway Village out to West Swindon, the Northern Sector and Wroughton, plus Royal Wootton Bassett and Highworth. Surveys for spray foam removal and loft insulation are free, and you get a written price before any work is agreed.
Can you insulate a Railway Village cottage in Swindon?
Yes, with care. The Railway Village is a conservation area and many of its cottages are listed. Insulation inside the loft does not change the outside, but listed homes may need consent, so check with Swindon Borough Council first. We use breathable mineral wool that suits the limestone walls and old roof timbers.
I have a 1980s house in West Swindon. Do I need more loft insulation?
Quite possibly. Homes of that era were often built with far less insulation than today's guidance of around 270mm, and much of it has been squashed by storage since. We clear what is there if needed, lay new mineral wool to 270mm to 300mm and fit raised boarding so you keep your storage space.
Will spray foam affect selling my Swindon home?
It can. Many lenders and surveyors are cautious about spray foam because it hides the roof timbers and can trap moisture. A buyer's surveyor may flag it and ask for an inspection or removal. We remove it by hand, clean the timbers back and give you photos and paperwork to show the surveyor, so the sale can keep moving.
What causes damp in Swindon's Victorian terraces?
Usually something simple outside. Blocked gutters, leaking downpipes, raised paths or patios bridging the damp course and cement render on old brick all push moisture into walls. Poor ventilation adds condensation on top. We trace the actual cause first, then fix it, rather than selling chemical treatments a wall may not need.
What happens at a free survey in Swindon?
We check the loft, the roof timbers, any spray foam and any damp walls, take photos and explain what we find in plain English. Then you get a written price, with no pressure and no obligation. If nothing needs doing, we will tell you that too. Surveys for spray foam removal and loft insulation are free.
